When is the Best Time to Sell Real Estate in North Scottsdale?

If you're considering selling your real estate in North Scottsdale, Arizona, timing can play a crucial role in maximizing your chances of a successful sale. North Scottsdale is renowned for its luxury homes and desirable living environment, making it an attractive market for buyers. To optimize your selling strategy, it's essential to understand the local market dynamics and determine the best time to list your property. 

For this analysis, we grabbed the data from the Cromford report,  specifically from the following Zipcodes: 85255, 85266, 85262, and 85377. We grabbed data of properties "under contract" from 2019 until 2022. This means that there is still the chance of some of those properties not closing, but for the purpose of this analysys, in which we are just evaluating volume, this will suffice:

**Yellow = 2019 / Green = 2020 / Red = 2021 / Purple = 2022  

We see a spike from week 3 to week 22 of the year. In terms of months, this is equivalent to January until the end of May. The big drop in volume that we see in the green line is in 2020 during covid. 

So what does this means? Does it mean that you should only list your property during those months? Does it mean that you have less chances of selling it if you list during those less volume months?

The answer to all those questions will be directly related to your specific property, area and/or community. In our experience we have seen properties that are in high demand sell faster in the lower volume part of the year, simply because at the time we got that listing there was less inventory competing. But, we have also seen the opposite, a situation in which an area doesn't normally have much action, and having more inventory is beneficial to the sale of both properties.
